In those circumstances, we will confirm revised costs in writing before further work proceeds.

Disbursements (third-party costs) are not included in the fixed fees above. These may include:
- Court issue fees (currently from £404 for standard possession claims)
- Land Registry fees
- Third-party advocate fees (where applicable)
- Bailiff enforcement fees
We will confirm all disbursements before they are incurred.
Typical Timescales
An undefended residential possession claim typically takes between 8–16 weeks from issue of proceedings, depending on court availability. Enforcement may take longer depending on local bailiff scheduling.
Timescales vary depending on the specific circumstances of each matter.
General Property Litigation
For property disputes outside standard possession claims, we offer both fixed-fee consultations and hourly billing structures.
